Over and Above: When I found out I had 3 weeks to find a house for an out of state transferee with a price point 75,000 close to the perimeter, I knew it was a challenge. Homes at this price point are often on the market for 1-3 days and then get dropped after home inspections due to maintenance issues. Several homes that we looked at, were showing Active but were actually in the inspection process. So they showed Active but were in Due Diligence. Many of the homes would not have met the requirement of a lender for an FHA loan due to the amount of work or missing appliances. I found her a great local lender who could do a loan in 3 weeks. And found her a wonderful large brick ranch. The home was an estate sale. I had to call the agent many times because he was on vacation and had another buyer interested. He complemented me on my persistence and even allowed the buyer to move in prior to closing, which is not the usual practice in Georgia.
